The data center predevelopment market is served by a dozen specialists, each covering a slice. This page is an honest map of what we do, what others do, and where we partner. No hidden asterisks, no fake red-Xs, no 'competitors do not offer this' boilerplate.
Capability map
We ship 'Core' where we have a live customer-facing product, 'Partial' where a slice ships inside another Cliffcenter product, and 'Shipping' for features on the active roadmap. Competitor entries reflect public product pages and customer conversations.

Positioning notes
For each, we publish how we overlap (or don't), and whether we see them as partner, competitor, or something else. Updated as the market evolves.
We sit on the opposite side of the same interconnection queue. GridUnity serves grid operators; we serve the developers filing large-load requests. Zero product overlap, meaningful data overlap (we both consume the same public queue feeds).
Our stance
Potential partner, not competitor.
PermitFlow ships permitting automation for building construction. We ship the regulatory layer below construction — interconnection, incentives, BTM, site. Customers use both. PermitFlow's $54M Series B validates the broader automation thesis.
Our stance
Adjacent. Customers use both.
LandGate covers energy infrastructure broadly. We specialize in the predevelopment workflow on top of any site — including sites LandGate surfaces. Our Site Intelligence overlaps more directly with LandGate but with a DC-specific lens.
Our stance
Partial overlap on Site Intelligence. Partner-friendly.
The big brokerages profit from information asymmetry in site selection and relationship capital in incentive negotiation. We ship software that makes the information public and flat-fees the delivery. Most customers use us alongside one brokerage partner.
Our stance
Co-exists. Customers use both.
The big law firms will not automate their own billable surface. Our wedge is the work in-house teams at power companies and hyperscalers need software for, plus the engagements the top-tier firms will not staff at the customer's price point. Mid-tier firms adopt us as a force multiplier.
Our stance
We automate the work the top firms resist. Mid-tier firms partner.
GreenLite is expanding into industrial and clean energy infrastructure. They do not yet ship DC-specific workflows or a regulatory graph above the permit layer. The market is big enough for both.
Our stance
Adjacent. Watching closely.
The honest take
Most vendor comparisons are lies. They exaggerate the seller’s feature set, under-represent competitors, and bury the ‘our stance’ row that would tell a buyer whether anyone else could actually do the work.
We take the opposite approach because the market is big enough that you do not need to win every deal on feature parity — you need to win deals where your workflow is clearly the best fit. Customers who want something we don’t ship should go use the vendor who does.
If we are wrong about a competitor’s capabilities — please tell us. We update this page when the facts change.
Compare
We take calls from buyers evaluating multiple vendors. If we are not the right fit for your specific workflow, we will tell you and point you to the vendor who is — no hard sell.
